Why Kentucky & Midwest commercial properties need ASHRAE energy testing

ASHRAE 62.1 has been adopted by reference in nearly every U.S. state commercial code. Kentucky Building Code Chapter 5 references ASHRAE 62.1-2019 / 2022, North Carolina, Alabama, Georgia, West Virginia, Kansas, Missouri, and West Virginia follow on staggered cycles. ASHRAE (American Society of Heating, Refrigerating and Air-Conditioning Engineers) publishes the standard methods that anchor most U.S. commercial-building energy, ventilation, and air-quality verification. The standards most relevant to HECS clients are: ASHRAE Standard 62.2 (Ventilation and Acceptable Envelope airtightness in Low-Rise Residential Buildings – the residential counterpart to 62.1); ASHRAE Standard 62.1 (Ventilation for Acceptable Envelope airtightness in Commercial Buildings); ASHRAE Standard 90.1 (Energy Standard for Buildings Except Low-Rise Residential Buildings); ASHRAE Standard 111 (Measurement, Testing, Adjusting, and Balancing of Building HVAC Systems); ASHRAE Guideline 0 (the commissioning process standard used by most LEED projects); and ASHRAE 14 (measurement of airflow and energy use in HVAC systems).

ASHRAE 62.2-2019 / 2022 is the residential ventilation standard used by ENERGY STAR, DOE Zero Energy Ready Home, and most state QAP / LIHTC multifamily programs. Compliance requires measuring envelope leakage (blower door), duct leakage, and dwelling size, then calculating required mechanical ventilation to ensure adequate outdoor air. The actual mechanical ventilation (HRV, ERV, or supply-fan) must be commissioned to deliver the calculated airflow.

ASHRAE 62.1 is the energy standard adopted by reference in most U.S. commercial codes (IECC Commercial, Kentucky Building Code Commercial, Indiana Building Code Commercial, etc.). How ASHRAE energy testing works at HECS

  1. Free scoping and project review (under 1 hour).   2. Pre-test coordination (1-2 weeks). For commercial projects, we coordinate with the MEP contractor, controls contractor, CxA, and program reviewer to schedule testing window, retrieve sequence-of-operation docs, and align on the verification items. For residential ASHRAE 62.2 projects, we set up blower door + duct leakage during the same visit.
  3. On-site testing (1 day to 1 month depending on scope). A NEBB / AABC / TABB-certified HECS technician performs the on-site work: HVAC air-side Test & Balance (supply, return, exhaust, outside air per ASHRAE 111); water-side Test & Balance (chilled water, heating hot water, condenser water) per ASHRAE 111; ASHRAE 62.1 indoor-air-quality verification for commercial buildings; ASHRAE 62.2 ventilation calc for residential; NFPA 92 smoke-control verification where required; blower door + duct leakage + ASHRAE 62.2 calc for residential.
  4. Air balancing / hydronic balancing per ASHRAE 111. Following ASHRAE 111 methodology, we adjust each supply, return, exhaust, and outside-air fan to the design airflow using calibrated flow hoods or pitot traverses. We measure at the terminal unit (VAV / CAV / VVT / VAV with reheat) for each zone. Hydronic balancing on coil circuits is documented using calibrated flow meters and pump curves.
  5. Reporting and program submission (within 7 days of on-site completion). You receive a final commissioning / TABB report with measured airflow readings, test method used (per ASHRAE 111), test instrument calibration records, comparison of measured to design values, and list of deviations. We submit directly to LEED Online, ENERGY STAR Portfolio Manager, ENERGY STAR National Building Survey, or program-specific Cx portals on request.

What is the difference between ASHRAE 62.1 and ASHRAE 62.2?

ASHRAE 62.1 is the commercial / institutional IAQ standard. ASHRAE 62.2 is the residential / multifamily IAQ standard. Most commercial buildings over 3 stories or with non-residential occupancy use 62.1; low-rise residential and multifamily use 62.2. Both standards set minimum outdoor-air requirements based on occupancy type and area; 62.1 follows the IAQ Procedure for non-residential, while 62.2 follows the simplified residential total-airflow formula. HECS supports both.

What is HVAC Test & Balance (TABB) and when do I need it?

HVAC Test & Balance (TABB) is the ASHRAE 111 process of measuring and adjusting HVAC airflows / hydronic flows to the design values documented in the project construction documents. TABB is required by most LEED projects (LEED EAcx Fundamental Commissioning), by many state QAP / LIHTC programs, by owner-driven commissioning specifications, and by code jurisdictions for buildings above a specific size. The TABB report is the documented evidence that the building’s HVAC systems perform as designed.

Will HECS coordinate with my MEP, CxA, contractor, and program reviewer?

Yes. HECS routinely coordinates ASHRAE testing projects with MEP contractors, CxA teams, commissioning consultants, LEED reviewers, ENERGY STAR reviewers, code officials, and owners.
