Blower Door Testing by HECS. Blower door testing is the standard way to measure how much air a building leaks to the outside. HECS runs blower door tests for new construction, code-compliance verification, ENERGY STAR v3.1 / 3.2 Multifamily certification, weatherization audits, and pre-drywall quality checks. Our NCI-certified testers deliver same-day results in ACH50 and CFM50 across Kentucky and the broader Midwest. We serve Kentucky, Indiana, Tennessee, Illinois, Missouri, Ohio, and West Virginia with fixed-fee proposals delivered within 24 hours and independent third-party reports your insurer, code official, or program reviewer will accept.
HECS is a multi-credentialed testing firm – NCI, RESNET, BPI, NEBB, AABC, TABB, ENERGY STAR Verifier, NGBS Verifier, EarthCraft, IBHS FORTIFIED Evaluator – so when we test for one program your report format carries to the next. Blower Door Testing delivered by HECS means one report, one project manager, and a single accountable testing partner.
Why Kentucky & Midwest property owners need blower door testing
Most of Kentucky and the Ohio Valley sit in IECC Climate Zone 4A; northern Indiana, Illinois, Ohio, and most of Missouri sit in Climate Zones 5A and 6A. In these zones, IECC 2021 requires ≤3.0 ACH50 and IECC 2024 tightens that to ≤2.5 (Zones 4-6) or 3.0 (Zones 7-8). ENERGY STAR v3.1 Single-Family requires ≤3.0 ACH50 in Zones 4-8; ENERGY STAR Multifamily requires ≤0.30 CFM50 per square feet of enclosure area (roughly equivalent to 3.0-4.0 ACH50 depending on volume-to-area ratio). Without a passing blower door test, your project cannot be submitted for ENERGY STAR certification, HERS rating, or IECC compliance verification.
Cold-season stack-effect heating costs in our region are real. Each 1.0 ACH over the target adds roughly $200-400 per year in heating cost for a typical 2,400 sq ft home at current Louisville Gas & Electric and Duke Energy rates. A home at 7.0 ACH (typical of pre-code construction) is paying roughly $1,200-1,600 per year more in heating than the same home tested at 2.5 ACH. The blower door test is what tells you whether you are losing that money, and the diagnostic walk tells you exactly where to seal.
For Louisville, Lexington, Cincinnati, Indianapolis, Nashville, Chicago, Kansas City, and St Louis builders working on ENERGY STAR, NGBS Green, EarthCraft, or DOE Zero Energy Ready Home projects, blower door testing is non-negotiable. Program reviewers will not accept the project without a passing test by a credentialed tester (RESNET, BPI, ENERGY STAR, NCI). HECS holds the credentials for every program that requires blower door testing in our region.
Existing-home buyers and sellers also benefit from blower door testing. A pre-listing blower door test lets you seal the top leak sites before going to market and document the result for the buyer. A pre-purchase blower door test gives the buyer a defensible negotiating position on a home that may need $1,500-$4,000 in air sealing to bring up to current code. The diagnostic smoke-pencil walk makes both conversations concrete.
For builders pursuing Energy Rating Index (ERI) compliance under the 2021 IECC §R405 alternative path, blower door testing is the required verification for the ERI score itself. Most production builders in Kentucky, North Carolina, and Alabama use the ERI path instead of the prescriptive path because the ERI path allows trade-offs (e.g., a slightly larger window area compensated by tighter envelope and better HVAC efficiency). HECS coordinates the ERI compliance path with the rated REM/Rate file for projects that select it.
What is a blower door test?
A blower door test depressurizes (or pressurizes) a building using a calibrated fan mounted in an exterior door frame, then quantifies the total air leakage through the building envelope. HECS uses a Retrotec or The Energy Conservatory blower door fan with calibrated digital manometers; results are reported in CFM50 (cubic feet per minute at 50 Pascals) and ACH50 (air changes per hour at 50 Pascals).
The blower door test is required by: IECC 2021 Section R402.4.1.2 (≤3.0 ACH50 in Climate Zones 4-8); IECC 2024 (≤2.5 ACH50 in Climate Zones 4-6, ≤3.0 ACH50 in Zones 7-8); ENERGY STAR v3.1 / 3.2 Single-Family New Construction; ENERGY STAR Multifamily (the path most builders use for tax-credit projects); ASHRAE 62.2-2019 / 2022 §4 (the standard used to calculate required mechanical ventilation once envelope tightness is known); and the DOE Zero Energy Ready Home program. The Department of Energy’s Building America program also requires blower door testing for all verified homes under the Solution Center protocol.
The test must be run with all intentional openings sealed (range hoods, dryer vents, combustion air dampers – sealed only during the test, restored after) and the HVAC system disabled or bypassed. A single-point test (one fan speed, one pressure) is acceptable for compliance work; multi-point or sequential testing is used for diagnostic work targeting specific leaks.
HECS delivers a written report with CFM50, ACH50, building volume calculation, leakage area estimate, and a list of notable leakage sites if found during the test. Reports are formatted for ENERGY STAR, IECC, RESNET HERS, and code-official submittal. Standard turnaround is same-day; expedited turnaround is available for closing dates.
How a blower door test works at HECS
- Pre-test scoping (free, under 30 minutes). Call (859) 983-7382 or email [email protected] with your address, square footage, HVAC type, and program target (ENERGY STAR, IECC code compliance, RESNET HERS, weatherization, or diagnostic). We confirm the test scope, send a fixed-fee quote, and coordinate access.
- Setup at the site (30-45 minutes). An NCI-credentialed HECS technician installs the blower door fan in an exterior door frame, walks the home to identify intentional openings (range hoods, dryer vents, bath fans, combustion air, fresh-air intakes), and seals them. We do NOT seal gaps around windows, doors, or penetrations – those are part of the leakage we measure.
- Test run (15-30 minutes). We depressurize the home to -50 Pa, read the fan flow, and capture the CFM50. If we are running a multi-point test for diagnostic purposes, we capture 5 pressure/flow pairs and compute the leakage area via regression. We also confirm baseline pressure using the building’s own stack effect before the fan is engaged.
- Diagnostic walk (included on every test). While the home is depressurized, our technician walks the interior with a smoke pencil or thermal camera to identify the top 5-10 leak sites: top plates, plumbing penetrations, recessed lights, attic hatches, electrical penetrations, door weatherstripping, rim-joist bands, fireplace surrounds. This is the most actionable part of the report.
- Report and follow-up (same day). You receive a same-day report with CFM50, ACH50, compliance statement against your stated target (ENERGY STAR, IECC, RESNET), leak-site findings, and prescriptive or performance recommendations if the home exceeds the target. The report meets the format required by each program reviewer; we coordinate directly with ENERGY STAR reviewers and code officials on request.
HECS blower door test pricing
Blower door testing is a fixed-fee service. The 2026 HECS blower-door-test price for a typical single-family home (1,500-3,500 sq ft, single blower door, single-point test) runs $295 to $425, depending on location, HVAC type, and whether the test is paired with another service (HERS rating, duct leakage, ASHRAE 62.2) on the same visit.
Multifamily projects (townhomes, garden-style apartments, mid-rise) run $225 to $375 per unit when we test 4 or more units in the same visit, with project-level setup and reporting billed separately. Single-unit or test-out-the-cycle multifamily testing is the same per-unit price but with project minimums that vary by region.
Every HECS blower door test includes: calibrated blower door fan, NCI-credentialed technician, intentional-openings seal protocol, single-point or multi-point test as required, smoke-pencil diagnostic walk, same-day report in CFM50 + ACH50, prescriptive or performance recommendations if over target, and direct coordination with your rater, builder, or code official on request.
What is NOT included: air sealing work (HECS is a testing firm, not a contractor), blower door retests after sealing (these are billed at half the original test fee when scheduled within 30 days), and ENERGY STAR or HERS certification submittal (these are separate engagements). We will tell you up front on the scoping call if your project needs anything beyond the standard blower door test.
For projects with multiple required tests (blower door + duct leakage + HERS, common for ENERGY STAR), HECS bundles the tests for a combined visit discount of 15-25% off the standalone test price. Ask us about the bundle when you call.

Frequently asked questions about blower door testing
How much does a blower door test cost in Kentucky or the Midwest?
The 2026 HECS blower door test price for a typical single-family home runs $295 to $425. Multifamily projects run $225-$375 per unit when 4+ units are tested in the same visit. The fee includes the test, same-day report, and smoke-pencil diagnostic walk. Blower-door air-sealing work is separate; we test, your contractor seals.
What ACH50 do I need to pass code in Kentucky, Indiana, or Ohio?
IECC 2021 requires ≤3.0 ACH50 in Climate Zones 4-8 (which includes all of Kentucky, North Carolina, Alabama, Georgia, West Virginia, Kansas, and Missouri). IECC 2024 tightens to ≤2.5 ACH50 in Climate Zones 4-6 and ≤3.0 ACH50 in Zones 7-8. ENERGY STAR v3.1 Single-Family also requires ≤3.0 ACH50. Always verify the code cycle in force at the time of permit in your specific jurisdiction – the Kentucky Building Code, Indiana Building Code, and Ohio Building Code adopt on staggered cycles.
Do you travel to my city for blower door testing?
HECS delivers blower door testing across Kentucky, Indiana, Tennessee, Illinois, Missouri, Ohio, and West Virginia. For projects beyond our standard service area we partner with local field techs to keep travel cost low while maintaining NCI-credentialed sign-off on every report. Travel fees may apply for projects more than 200 miles from Louisville KY; we will quote travel separately so there are no surprises.
What does a blower door test actually include?
Our blower door test includes: calibrated blower door fan (Retrotec or The Energy Conservatory), intentional-openings seal protocol (range hood, dryer vent, combustion air, bath fans), depressurization to -50 Pa, CFM50 + ACH50 calculation, smoke-pencil diagnostic walk to identify top 5-10 leak sites, same-day report in the format required by your program reviewer (ENERGY STAR, IECC, RESNET HERS, code official), and direct coordination with your rater, builder, or code official on request.
Can the blower door test be combined with other HECS tests?
Yes. Most residential ENERGY STAR projects bundle blower door + duct leakage + HERS rating in one HECS visit for a combined-vis discount of 15-25%. For ENERGY STAR Multifamily, DOE Zero Energy Ready Home, NGBS Green, and EarthCraft projects, we typically bundle blower door + duct leakage + ASHRAE 62.2 ventilation calc + (if needed) HVAC testing & balancing in a single site visit. The bundling saves you money on trip charges and reduces the number of inspections the builder has to coordinate.
What is the difference between a blower door test and a HERS rating?
A blower door test measures ONLY the air leakage of the building envelope – it produces CFM50 and ACH50. A HERS rating is a RESNET-credentialed whole-home energy performance score that uses the blower door CFM50 as ONE input (along with duct leakage, insulation, windows, HVAC efficiency, orientation, and more) to produce a 0-100 index where 100 is the 2006 IECC reference home and lower is more efficient. A blower door test is a single data point; a HERS rating is the whole score. Most ENERGY STAR projects need both – a passing blower door AND a target HERS index.
Do I need a blower door test for an existing home?
Not by code, no. But a blower door test is the single most cost-effective diagnostic tool for a homeowner dealing with high heating/cooling bills, persistent drafts, ice dams, or condensation issues. We typically find a $500-2,000 air-sealing opportunity on existing homes that were not tested at construction. Many HECS clients use the blower door test as the first step in a weatherization plan before investing in HVAC replacement.
Will HECS coordinate with my builder, ENERGY STAR rater, or code official?
Yes. We routinely provide reports in the format each program reviewer requires and are happy to attend coordination calls when needed. For ENERGY STAR, NGBS Green, EarthCraft, and DOE Zero Energy Ready Home projects, HECS works alongside your rater as a credentialed tester. For code-compliance blower door tests, we coordinate directly with the local code official if requested.
